With the new five-year agreement, PPM now has a lease more in line with the other tenants at Alameda Point. The lease was perfect for the city and PPM.
The city previously arranged a year-to-year lease with PPM because "the city has been careful to enter into long-term leases as to avoid interfering with development plans," according to Alameda Point COO Jennifer Ott.
With the land transfer from the Navy, the council "has been more willing to consider and recommend approval of mid-to-long-term leases in select areas and for select tenants," said Ott. PPM wanted the new lease, which has been in the works since Nov. 2011 according to the Museum's Executive Director Michael Schiess, to make improvements to their building.
"We had a meeting with [Alameda City Manager John] Russo and we told him we needed a new roof," said Schiess, whose warehouse had a leaky roof. "We had no problem paying for the roof, but we weren't going to pay $30,000 to $50,000 for a new roof without a longer-term lease on the building."
Schiess and Russo devised a plan that would accommodate both parties. PPM would pay for the new roof. In return, the city will withhold from charging rent on one of PPM's three warehouse bays. The offset reduction comes to about $850 per month, according to Ott.
The city will give a credit up to $59,000 for roof repairs. If the repairs exceed that amount, PPM will have to pay the excess amount.
